How long does it take to sell a home on the Mississippi Gulf Coast?
In a healthy market, well-priced Coast homes go under contract in 14–45 days. Waterfront and luxury listings can take longer because the buyer pool is smaller. The single biggest variable isn’t the market — it’s the list price. Homes priced 5% over true market value sit twice as long as homes priced right out of the gate.
What does it cost to sell my home?
Plan for closing costs in the range of 6–8% of the sale price between commissions, title work, prorations, and any seller concessions. We walk every seller through a net-sheet before you list so there are no surprises at the closing table. If you’re underwater on equity or tight on margin, tell us up front — we’ll be straight with you about whether selling now makes sense.
Do I need to make repairs or upgrades before listing?
Some yes, most no. Repairs that affect inspection-report findings (roof, HVAC, plumbing, electrical) usually pay back at sale. Cosmetic upgrades (paint, new flooring, light fixtures) often do too. Full kitchen and bath renovations usually don’t recover their cost. We walk every home before listing and tell you exactly which 3–5 fixes will move the needle and which ones to skip.
When is the best time of year to list on the Coast?
Spring (March–May) gets the most buyers, but Coast inventory is tight enough that well-priced homes sell year-round. Hurricane season (June–November) slows things slightly. The worst time to list isn’t a season — it’s listing while distracted or unprepared. If you’re motivated and priced right, the calendar matters less than most sellers think.
How is my listing price determined?
We pull active comps, recent solds, and pending listings within a 1-mile radius (or relevant submarket), adjust for square footage, condition, lot size, waterfront, and flood zone, and triangulate a range. Then we look at competing inventory: what your buyer is also seeing the same weekend. Price is set against that backdrop, not against what you paid for it or what Zillow guesses.
Will my Gulf Coast home sell to an out-of-state buyer?
Often, yes. Relocation buyers from Louisiana, Florida, Texas, and military families moving to Keesler are a significant share of Coast demand. We market every listing with relocation buyers in mind: drone photos, neighborhood video, virtual tour, and listing copy that explains the area to someone who’s never been here. Many of our closings happen with buyers who haven’t physically toured.
