Keesler Air Force Base sits in Biloxi, between the beach and the Back Bay. It’s home to the 81st Training Wing, 2nd Air Force, and the 403rd Wing, the Air Force Reserve unit behind the Hurricane Hunters. For most families, orders here mean a two-to-four-year assignment. The house you choose has to work on day one and still make sense when your next PCS comes.
This guide covers what we walk every military buyer through: which communities work for a Keesler commute, how flood zones affect your VA loan and insurance, whether to buy or rent for a short tour, and how to shop from out of state.
Buying vs. Renting on a Keesler Assignment
Buying can make sense on a shorter tour if you plan for the exit. That means buying a home that will rent easily or resell quickly when you leave. Before you decide, run three numbers with a VA-experienced lender:
- Your full monthly payment, including property taxes, homeowners insurance and flood insurance if the home needs it, compared with your BAH. Check your rate with the official DoD BAH calculator.
- What the home would rent for if you keep it after you PCS, and whether that covers the payment.
- What it would take to sell in two to four years, after closing costs.
Homes near the base in the price band most service members shop tend to have steady rental demand, because new families arrive every assignment cycle. Upper-end or highly customized homes are harder to rent at a price that covers the payment. We’ll show you which is which before you make an offer.
Neighborhoods by Commute to Keesler
Keesler’s Division Street and Pass Road gates are open 24/7, and the base also has White Avenue and Meadows Drive gates (see the official gate hours). Which gate you use shapes your commute more than straight-line distance does. Drive your route at rush hour before you commit.
Biloxi
The shortest commutes. West and central Biloxi neighborhoods along the Pass Road and Popps Ferry corridors put you minutes from the gates. North Biloxi and Woolmarket, above I-10, offer newer construction and larger lots, and they’re generally outside the highest-risk flood zones. South Biloxi near the beach is older housing stock and mostly in FEMA flood zones. See the best neighborhoods in Biloxi and current Biloxi homes and market data.
D’Iberville
Directly across the Back Bay from the base via the I-110 bridge. Newer subdivisions, quick access to I-10 and a lot of everyday shopping. Popular with families who want newer homes close to the base. See D’Iberville neighborhoods and D’Iberville homes for sale.
Ocean Springs
East across Biloxi Bay on US-90. A walkable downtown and the Ocean Springs School District are the big draws. The trade-off is a bridge commute and generally higher prices than Biloxi or D’Iberville. See Ocean Springs neighborhoods and Ocean Springs homes for sale.
Gulfport
West of Biloxi, with the Coast’s largest selection of homes and generally lower median prices. A longer drive to Keesler, but a practical choice for dual-military families when one spouse is assigned to NCBC Gulfport (the Seabee base). See Gulfport homes for sale.
Flood Zones and Insurance Near the Base
Keesler sits on low ground between the Gulf and the Back Bay, and much of the surrounding area is in FEMA flood zones. If a home is in a Special Flood Hazard Area, your lender will require flood insurance, and that includes VA loans. Wind and hurricane coverage also costs more here than in most of the country.
Get insurance quotes before you finalize your offer, not after. We pull the flood zone for every home we show. Read our flood zone guide and hurricane insurance guide for the details.
Using Your VA Loan Near Keesler
Most Keesler buyers use a VA loan: no down payment for eligible borrowers, no monthly mortgage insurance, and entitlement you can use again on future assignments. The home has to meet VA minimum property requirements, and the VA appraisal has its own timeline, so build that into your report-date plan.
Our complete VA loan guide for the Gulf Coast covers eligibility, closing costs and seller concessions. Our Veterans & military buyers page covers how we work with military families.
