The long days-on-market figure is not a distress signal. It is what happens when the buyer pool for a $700,000 waterfront home is small and geographically dispersed. A house priced correctly in Pass Christian still takes months to find its buyer, because there simply are not many people shopping in that band on any given week. That is normal.
