Short answer: more balanced than it’s been in years. After the wild swings of 2021-2023, the Coast market has settled into a steadier rhythm — inventory is up slightly, days on market are normalizing, and sellers who price correctly are still seeing strong activity.

Here’s what we’re seeing on the ground across the Coast in April 2026:

Inventory

Active listings are up roughly year-over-year across Harrison, Hancock, and Jackson counties. Ocean Springs and Pass Christian remain tight, with well-priced homes moving in under 30 days. Larger-lot markets like Saucier and Vancleave have seen increased inventory as interest rates stabilize.

Days on Market

Well-priced, well-presented homes are still moving in 2-3 weeks. Overpriced or neglected listings are sitting 60+ days.

What This Means for Buyers

You have more negotiating room than you did 18 months ago. Inventory is better, seller concessions are more common, and interest rate buydowns are back on the table. This is the best buyer market we’ve seen since early 2020.

What This Means for Sellers

The market is still active — but the “list anything at any price and get 10 offers” era is over. Pricing right, preparing well, and marketing aggressively is what separates the homes that close fast from the ones that sit.

Looking Ahead

Interest rates are the wildcard. If they drift lower in Q3 2026, expect buyer demand to spike. Sellers thinking about listing in the next 12 months may want to move before that happens.
